This site is operated by HI30 Ventures LLC, a Missouri limited liability company, doing business as Homes in 30 Days.

What we do

We connect with property owners who may want to sell their home. We may make a written or verbal offer, or assign a purchase agreement to another buyer. We are not a licensed real estate brokerage and we do not represent you as your agent.

Offers, not appraisals

Any number we share is an offer from us, not a guarantee of market value, not an appraisal, and not lending advice. You may always seek a second opinion, work with a real estate agent, list on the open market, or do nothing at all.

Contact consent

By submitting a property inquiry, you agree that Homes in 30 Days / HI30 Ventures LLC may contact you about that property inquiry. SMS consent is optional and is not a condition of purchase.

Messaging terms

By opting in, you agree to receive customer care SMS messages from Homes in 30 Days / HI30 Ventures LLC about your property inquiry. Messages may include inquiry confirmation, questions, call coordination, and follow-up. Message frequency varies. Message and data rates may apply. Reply HELP for help. Reply STOP to opt out. We do not sell or share mobile phone numbers or SMS opt-in consent with third parties for marketing or promotional purposes.

Carriers are not liable for delayed or undelivered messages.

Governing law

These terms are governed by the laws of the State of Missouri. Any dispute will be resolved in the state or federal courts located in Missouri.
